Tax Tip #96: Combine Section 121 Exclusion with 1031

If you live in a rental property for 2 of the last 5 years before selling, you may exclude up to $250K (single) or $500K (married) in gains tax-free under Section 121. The remaining gain can be deferred via 1031 exchange. Timing and sequencing matter — consult a tax advisor.
