Tax Tip #95: Converting Your Primary Residence to a Rental
When you convert your home to a rental, your depreciable basis is the lesser of your adjusted basis or the fair market value on the conversion date. If you bought for $300K and it is worth $250K at conversion, use $250K. Start depreciation the day you place it in service as a rental.
