The DSCR Direct Rate Index is a benchmark that tracks the lowest available DSCR loan rate across hundreds of wholesale and non-delegated lenders. It is calculated as the average of the best available rate for two standard scenarios: a prime purchase (780 FICO, 75% LTV, 1.25 DSCR) and a standard purchase (740 FICO, 75% LTV, 1.25 DSCR).
Unlike generic rate quotes that represent a single lender's pricing, the DSCR Direct Rate Index reflects the true market floor - the lowest rate any investor could get by comparing across the full DSCR lender landscape. Methodology
The index is calculated by running standardized loan scenarios through hundreds of active DSCR lenders and capturing the lowest available rate for each scenario. The headline index rate is the average of the Prime Purchase (780 FICO, 75% LTV) and Standard Purchase (740 FICO, 75% LTV) benchmarks. Both use 30-year fixed terms with 5-year prepayment penalties, which represents the most common DSCR loan structure.
Five total benchmark scenarios are tracked to show how rates vary across the DSCR spectrum: prime purchase, standard purchase, cash-out refinance, high-LTV purchase (85%), and lower-credit purchase (660 FICO). This gives investors a clear picture of where their scenario falls relative to the market.
