Tax Tip #310: Creating a Rental Activity Log for REPS

REPS status requires contemporaneous time logs. Record the date, property address, activity performed, and hours spent for every rental-related task. Include drive time, phone calls, bookkeeping, research, and property visits. Use a spreadsheet or app and update it weekly, not retroactively at year-end. The IRS has denied REPS status to taxpayers using reconstructed logs.
