Tax Tip #309: Prepaid Interest Deduction Limitations

Cash-basis taxpayers generally cannot deduct prepaid interest. If you prepay 6 months of mortgage interest in December, only the December portion is deductible that year. The remaining 5 months are deducted as they accrue. Points paid at closing are an exception and follow specific amortization rules for investment property.
