Tax Tip #308: Section 754 Election for Partnership Basis

When you buy into a real estate partnership (or inherit an interest), a Section 754 election lets the partnership adjust the basis of its assets to reflect your purchase price. Without this election, you could lose depreciation deductions. If you pay $500K for a partnership interest in property with a $200K book basis, the 754 election gives you depreciation on the full $500K.
