If your rental business is an S-corp and you are actively managing properties, you must pay yourself reasonable compensation as W-2 wages. This is subject to employment taxes but creates QBI wage basis for the Section 199A deduction. The remaining profits pass through as distributions free of SE tax. Balance wages and distributions with your CPA to optimize total tax.
