Tax Tip #324: Combining Installment Sale with 1031 Exchange

You cannot combine a 1031 exchange with an installment sale in the traditional sense, because 1031 requires reinvestment of all proceeds. However, if you receive boot (excess cash) in a 1031 exchange, you can elect installment treatment on the boot portion. This can be useful when downsizing slightly in a 1031 exchange and wanting to spread the taxable boot over multiple years.
