Tax Tip #282: Choosing Between Cash and Accrual Accounting

Most individual landlords use cash-basis accounting, where income is reported when received and expenses when paid. Accrual accounting reports income when earned and expenses when incurred. Cash basis gives you more control over timing: prepaying December expenses or deferring January rent deposits can shift income between tax years.
