Tax Tip #280: Storing Closing Documents for Basis Proof

Keep your HUD-1 or Closing Disclosure statement permanently. It documents your original purchase price, closing costs added to basis, and prorated property taxes. If you sell 20 years later, this is your primary proof of cost basis. Store digital copies in multiple locations. Without this document, reconstructing basis requires title company records that may no longer exist.
