Tax Tip #101: Abandonment Loss When Walking Away

If you abandon a rental property (walk away without selling), your remaining basis becomes a deductible ordinary loss. This applies when the property has no equity and no buyer. Document the abandonment with written notice to the lender and evidence you ceased operations.
