No Income Verification Rental Property Loans: How DSCR Loans Work

Why Investors Avoid Income Verification
There are many legitimate reasons an investor might not want to provide tax returns. Self-employed investors often show low taxable income due to business deductions and depreciation, even though they're actually making good money. Providing tax returns would disqualify them based on paper income that doesn't reflect reality. How No-Income-Verification DSCR Loans Work
A DSCR loan completely removes personal income from the equation. The lender doesn't ask for or review your tax returns, W-2s, pay stubs, or profit and loss statements. Instead, they look at one thing: does the property generate enough rental income to cover the mortgage payment? That's the DSCR ratio. If the property cash flows, you qualify. Your personal income, DTI ratio, and employment status are irrelevant.
What You DO Need to Provide
Even without income verification, you'll still need: a loan application, credit report authorization (FICO 600+), 2 months of bank statements to verify reserves, entity documents if closing in an LLC, and property insurance. The lender will order a property appraisal that includes a market rent analysis - this establishes the rental income used for the DSCR calculation.

Yes. DSCR loans are not the risky "stated income" loans from pre-2008. They're business-purpose loans secured by investment properties - not consumer residential loans. The property's cash flow is verified through a third-party appraisal, and the borrower's ability to make payments is supported by the rental income.
