DSCR Loans for Retired Investors: Finance Rental Properties Without Employment Income

Why Retirees Struggle With Conventional Loans
Conventional lenders require employment income or documentable income sources to calculate your DTI ratio. Social Security and pension income may not be enough to qualify for an investment property when added to existing debts. Investment income from dividends and capital gains can be volatile and hard to document. Required Minimum Distributions (RMDs) may not start until age 73. The result is that retirees with $2 million in assets and zero debt can be denied a $200,000 investment property loan because their "income" is too low on paper.
How DSCR Works for Retirees

DSCR lenders require cash reserves after closing, and retirement accounts count. 401(k)s, IRAs, Roth IRAs, and other retirement accounts are typically valued at 60-70% of balance for reserve purposes (the discount accounts for taxes and potential penalties on early withdrawal). A retiree with $500,000 in retirement accounts has $300,000-$350,000 in qualifying reserves. This is more than enough for most DSCR scenarios. Brokerage accounts with stocks and bonds also count at full value.
Building Retirement Income Through Rentals
Many retirees use rental properties as an income stream that complements Social Security and pensions. A portfolio of 5 properties each generating $300/month in positive cash flow after all expenses produces $1,500/month or $18,000/year in supplemental income. Unlike bonds or dividend stocks, rental income tends to increase with inflation as rents rise over time. DSCR loans make it possible to build this income stream without needing employment income to qualify for financing.
No Age Restrictions on DSCR Loans
There are no age-based limitations on DSCR loans. Whether you are 55, 65, 75, or older, the qualification is the same - based on the property, not the borrower's age. You can get a 30-year fixed rate DSCR loan at any age. The loan is secured by the property and its income, making the borrower's age irrelevant to the lender's risk assessment. DSCR loans are business-purpose loans, and businesses do not have retirement ages.
Social Security Does Not Need to Be Disclosed
A common question from retirees is whether they need to report Social Security income. The answer is no. DSCR loans do not require income disclosure of any kind. Social Security, pensions, annuities, RMDs - none of it is asked for or reviewed. This simplifies the process enormously and means your Social Security claiming strategy has no impact on your ability to finance investment properties.
