Most DSCR programs cap out around $1M-$1.5M. Jumbo DSCR programs go to $3M, $5M, and beyond — but the underwriting tightens. Different lender mix, different reserve requirements, different rate structures. We have the lender access to place these without compromise.

- Two appraisals may be required above $2M (a second to validate the first).
- FICO floor moves up — 680 typical, 720 for the best rates.
- Rate premium over standard DSCR: ~0.25% at the $1-2M tier, 0.50% above $2M.
- Coastal / luxury markets get extra scrutiny on rent comps; pull AirDNA or operator statements if STR.

US bank account in your name or your LLC. Some lenders accept brokerage accounts (60% of value counted) and retirement accounts (60% of vested balance).
