Tax Tip #86: A New Roof Depreciates Over 27.5 Years

A new roof on a residential rental property is a capital improvement depreciated over 27.5 years. A $12,000 roof replacement gives you about $436 per year in depreciation. You cannot expense a full roof replacement in one year, but you can write off the remaining value of the old roof.
