Before selling a rental, compare the tax cost of: (1) outright sale with full capital gains and recapture, (2) 1031 exchange to defer everything, (3) installment sale to spread gains, (4) charitable remainder trust, or (5) hold until death for stepped-up basis. On a property with $200K in gains and $80K in depreciation recapture, the difference between strategies can exceed $50K in taxes.
