Tax Tip #358: Tax Implications of Co-Ownership Agreements

Co-owning rental property as tenants-in-common means each owner reports their share of income and expenses on their own Schedule E. Each owner depreciates their share based on their individual cost basis. A written co-ownership agreement should specify how income, expenses, and capital calls are allocated. Without an agreement, the IRS assumes equal ownership.
