Tax Tip #327: Capitalizing vs Expensing Painting Costs

Repainting the interior or exterior of a rental property is generally a deductible repair expense if it is maintenance painting (same color, routine refresh). However, painting as part of a major renovation (new addition, converted space) must be capitalized with the renovation. A $5,000 repaint between tenants is an immediate deduction; painting inside a $50K addition is capitalized.
