Estate PlanningTax Tip #315: Generation-Skipping Transfer Tax Planning
Transferring rental properties to grandchildren can trigger a 40% generation-skipping transfer (GST) tax on top of estate or gift taxes. The GST exemption ($13.61M in 2024) is separate from the estate tax exemption. Use dynasty trusts or intentionally defective grantor trusts (IDGTs) to transfer rental properties across multiple generations while minimizing GST exposure.
