Transferring rental properties to an irrevocable trust removes them from your taxable estate, potentially saving 40% estate tax on values above the exemption. The 2024 estate tax exemption is $13.61M per person, but is scheduled to drop to roughly $7M in 2026. Properties in the trust are not in your estate but you lose the stepped-up basis benefit.
