If a tenant makes improvements to your rental property, the value is generally excluded from your income under IRC Section 109. However, if the improvements are made in lieu of rent, they are taxable income. When the tenant leaves, improvements they paid for have zero basis to you. Document in the lease whether improvements are in lieu of rent or at the tenant expense.
