Tax Tip #261: Look-Back Cost Segregation Studies

If you purchased a rental property years ago without a cost segregation study, you can do a "look-back" study and catch up on missed depreciation using Form 3115 (change in accounting method). This is filed with your current year return and requires no amended returns. On a property purchased 5 years ago, you could claim 5 years of missed accelerated depreciation in one year.
