Tax Tip #243: Tenant-Paid Utilities as Rental Income

If utilities are in your name and tenants reimburse you, the reimbursement is rental income and the utility payment is a deduction. If utilities are in the tenant name, you report neither income nor expense. Structure leases to have tenants pay utilities directly to save yourself from the income/deduction tracking and potential net tax cost.
