Tax Tip #238: Using a Land Trust for Property Privacy

A land trust holds title to your rental property with a trustee (often an attorney), keeping your name off public records. This provides privacy but not asset protection on its own. The trust is a grantor trust for tax purposes, so it does not change your tax filing. Combine with an LLC as beneficiary for both privacy and liability protection. Setup costs are typically $500-$1,500.
