Tax Tip #225: Improvement 1031 Exchange for Construction

An improvement exchange (also called a build-to-suit exchange) lets you use 1031 exchange proceeds to acquire property and make improvements to it, all tax-deferred. The improvements must be completed within the 180-day exchange period. Use an Exchange Accommodation Titleholder to hold title while improvements are made.
