A full roof replacement on a rental property is a capital improvement depreciated over 27.5 years for residential. A $15,000 roof yields $545/year in depreciation. However, a partial repair (patching a section or fixing a leak) can be expensed immediately under the repair regulations. Document whether the work is a repair or replacement carefully.
