Tax Tip #182: Tenancy in Common for Joint Ownership

Co-owning rental property as tenants in common lets each owner depreciate their share independently, do their own 1031 exchange, and report their portion of income and expenses on their own return. This is more flexible than joint tenancy for tax planning purposes.
