Tax Tip #122: Tenant-Paid Improvements Are Usually Not Income

Under Section 109, improvements made by a tenant to your rental property are generally excluded from your income. However, if the improvements are made in lieu of rent, they are taxable income equal to the fair market value of the improvements.
