Typical DSCR Minimum Loan Amounts
Most DSCR lenders set their minimum loan amount between $75,000 and $150,000. The most common minimums are $100K and $125K. This is not about the property price - it is about the loan amount after your down payment. A $150K property with 20% down produces a $120K loan, which clears most minimums. But a $100K property with 25% down produces a $75K loan, which falls below many lender thresholds.
Why Lenders Have Minimums
DSCR lenders set minimum loan amounts because the cost to originate, underwrite, and service a loan is roughly the same regardless of size. A $75K loan requires the same appraisal, title work, and underwriting as a $500K loan, but generates far less revenue for the lender. Smaller loans also have higher default rates statistically and are harder to sell in the secondary market. These economics drive lenders to set floors that ensure each loan is profitable to originate.

Some DSCR lenders specialize in or accommodate smaller loan amounts. These small balance programs are specifically designed for investors buying in affordable markets like Cleveland, Memphis, Birmingham, and similar cities where property prices are lower but cash flow ratios are strong.
Strategies for Small Balance Deals
If your loan amount falls below typical minimums, you have several options. Put less down to increase the loan amount (though this raises your rate via LTV adjustments). Bundle multiple properties into a single blanket loan if the lender offers that option. Use a local portfolio lender or credit union that may have lower or no minimums. Or target properties just above the price point where your loan amount clears the $100K threshold. Sometimes paying $10K more for a slightly better property gets you access to far more lenders and better rates.
Impact on Cash Flow Markets
The minimum loan amount issue is most relevant in high-cash-flow, low-price markets. A $75K duplex in Cleveland with $1,400/month in rent is an incredible deal on paper, but financing it with a DSCR loan at $56K (75% LTV) is challenging because few lenders go that low. This is one reason why investors in these markets often use local bank portfolio loans, private lending, or creative financing for their smallest deals, reserving DSCR loans for properties above the $100K-$125K loan amount threshold.
Minimum Amounts by Property Type
Minimum loan amounts can vary by property type within the same lender. Single-family homes might have a $100K minimum while 2-4 unit multifamily might be $125K. 5+ unit properties often have higher minimums of $150K-$250K, and mixed-use or commercial-residential properties may have separate minimum requirements. Condos sometimes carry higher minimums than single-family homes due to additional underwriting complexity. Always confirm the minimum for your specific property type when comparing lenders.
