Members pay monthly or annual dues that cover landscaping, pool maintenance, building insurance, and common area repairs. HOA fees range from $100 to $1,000+ per month depending on the amenities and location. For investors, HOA fees are an operating expense that reduces NOI and affects DSCR. Additionally, many HOAs have rental restrictions — caps on the number of units that can be rented, minimum lease terms, or outright rental prohibitions. Always review HOA documents (CC&Rs, financials, meeting minutes) before purchasing.
