Tax Tip #291: Deducting Key and Lock Replacement Costs

Rekeying locks between tenants ($50-$150 per unit) is a deductible operating expense. Smart lock installations ($200-$400 each) that replace traditional locks are also expensable under the de minimis safe harbor if under $2,500. For larger properties, a master key system installation ($1,000+) may need to be capitalized as an improvement.
