How to compare DSCR quotes yourself
DSCR term sheets vary in layout, but only a handful of lines actually come from the lender. If you have a formal Loan Estimate the section letters apply; on a wholesale term sheet, look for the equivalent.
Add these
- Section A: Origination Charges (origination, underwriting, processing, admin, discount points)
- Section B: Services You Cannot Shop For (lender-chosen appraisal, credit report, flood, condo review)
Skip these
They vary by ZIP, settlement agent, and closing date - not by who funds the loan.
- Section C - Services You Can Shop For (title, settlement)
- Section E - Taxes & Government Fees (recording, transfer tax)
- Section F - Prepaids (insurance, prepaid interest, taxes)
- Section G - Initial Escrow Payment
- Section H - Other (owner's title, HOA dues)
Then subtract Lender Credits
On a CFPB LE this is Section J on Page 2 (also shown on Page 1 in “Costs at Closing”). On a wholesale term sheet, look for lender rebate, credit toward closing costs, or a negative entry under origination.
What you're left with is the lender-controlled cost. Compare that, the interest rate, the monthly P&I, the DSCR ratio, and the prepayment penalty. Two DSCR offers can look identical on rate but be very different on the prepay schedule - always reconcile that.
